To successfully operate your real estate business and maintain great cash flow, you must focus on detailed activities and keep moving forward! Don't worry - you don't have to be the Energizer Bunny, but if you got a little lax over the holidays and haven't picked up the pace since, then you're hurting yourself! Now's the time to get it in gear - let's quit loafing and locate lots of new leads.
If you're new to Ron's training, your mind is more vulnerable to doubt and negativity. Until you lay your Foundation and build up Momentum, which are the two things your investing business must have to be successful, it's actually best not to think too much and just follow his lead in your wholesaling training. We've already talked about overcoming obstacles in prior issues so let's stay busy and focused.
There two ways to get prospects…either you contact people or get them to contact you. This business is a numbers game and too many people are looking for instant gratification. 95 out of 100 times someone calls you it is a worthless waste of time, but you only need one gold nugget to make a huge cash deposit.
Locating prospects can easily be done using three methods:
1. Call out on ads, both online and offline.
Have you identified your 20 new prospects yet by driving and looking for vacant houses and FSBOs, or utilizing the FSBO listing sites identified in part 2, Wholesaling/Flipping Ugly Houses: Locating Prospects? 2. Have prospects call you through the Yellow Letter Campaign which is truly a deal maker. This method can target your market very well.
3. If there is any craft that Ron suggests you should learn, it's how to drive traffic to a website. It's a major focus at this weekend's Dot Com Summit event with Brock Felt, and will also be covered in Ron's upcoming events, “Driving Traffic Secrets” and “Building a Continuity Business.” For a short primer on driving website traffic, be sure to catch Ron's lead article in this month's edition of The Mentor. I can't overstate enough how important an established website driving traffic your way can. I'd rank this the best method for generating leads and can personally vouch for the success it has helped bring my own investing business.
If you do all three of these methods, Ron asserts that you will end up needing 2-3 people in your organization just to sift and sort through all the leads. Having more business than you can possibly handle? That's a nice problem to have.
I haven't even touched on setting up your “Ant Farm,” using Realtors, or Auctions (like the tax deed sale Ron went to last week and picked up several jewels).
The great thing about being in your own real estate business is that YOU determine how big or small you want it to be, as well as how fast or slow you want to proceed. It's on your shoulders. Don't overwhelm yourself with information until you've located lots of leads. Without them you have no business!
